Do I really have ownership in the unit?
Absolutely. Owning a fraction at Aldea Nizuc represents genuine real estate ownership. You're purchasing a share in a property-specific limited liability company (LLC), managed and appointed explicitly for fractional ownership, ensuring a seamless and structured investment.
How do I schedule time to use the unit?
Scheduling is a breeze with our dedicated app, featuring the SmartStay™ system that’s straightforward and fair for all co-owners. It's proportional to your share size, with two booking categories: advance bookings (8 days to 24 months prior) with guaranteed availability for special dates, and short-notice bookings (2 to 30 days prior). For units with remaining shares, short-notice bookings can be made 2-7 days in advance.
What if I want to sell my share in the unit?
You have the freedom to sell your share at any time* at your chosen price. We maintain an active network of potential buyers and list your unit on Aldea Nizuc’s platforms and our marketing channels for maximum exposure.
*This is applicable once all shares of the unit have been sold.
What down payment is required to purchase a share of a unit?
Prospective buyers may finance up to 70% of their share purchase. A minimum down payment of 30% is required, offering competitive rates with preferential terms for those putting down 30-50%.
